The important word is ‘help’ - If your Agent is doing their job well, your buyer or tenant will have already been contacted and with so many amazing and innovative ways of matching people to property it shouldn't be left to chance. However, over my last 30 plus years of selling houses, I’ve lost count the number of times when I have heard people say they weren't looking to move but they always said if that ‘one special’ property came available it would make them reconsider. I also remember the time we sold a house purely from the milkman spotting the board and telling a lady on the next street who was looking to upsize. We also find people choose where they want to live first and will have a drive around to physically see what's available.
At the end of the day, yes, a board is a great advert for Estate Agents but it's an even better advert for the property, not only helping buyers locate where it is, but showing the property is available 24hrs a day 7 days a week.
Probably my ‘best board experience’ was when I had an enquiry for a property we didn't have on the market but some children had thought it would be great fun to put our board in someone else's garden. I called around to apologise and pick up the board, the owners were very friendly and said they had been thinking of moving and were happy to leave the board up. I called back the people who first enquired and a sale was agreed.
I am not promoting this act but for once was thankful for those children’s mischief.
