Designed as a landmark entrance to the unique North Norfolk port of Wells-next-the-Sea,
Barker's Yard is an orignal and select development of houses and apartments bordering on beautiful
open countryside and coastal marshes and yet within easy walking distance of the town centre.
Until very recently the North Norfolk Coast was one of Britain’s best kept secrets:
stunning views of sea and sky, miles of glorious, unspoilt coast, sandy beaches and a quality of
life that is both unbeatable and affordable. Today, it is an open secret and the whole area has become
highly desirable.
But right at the very top is Wells-next-the-Sea: picturesque and full of charming
surprises. For a start it is actually a good mile from open water although it still has a working
harbour. Small fishing village, fashionable holiday destination, historic settlement, former
busy cargo port: it is all these things, and much, much more.
The name itself is derived from the old word 'welles' meaning springs of clear,
sweet water - for which it was once famous - and the 'next-the-sea' was added later to differentiate
it from all other 'welles’. That’s Norfolk for you!
Wells also remains a self-contained, working town, with a good range of shops and
businesses including greengrocers, butcher, fish stop, late shop and small supermarket as well
as primary and secondary school, doctors and dentist, library, theatre and many lively clubs
and groups and a wide range of sports facilities, making it an ideal home for young families.
As well as having a unique charm all of its own Wells is within an Area of
Outstanding Natural Beauty and ideally placed as a base from which to explore the rest of
Norfolk’s wonderful heritage coast. With its unbeatable mixture of shoreline, pine-clad dunes
and quiet country lanes and tracks it is a haven for naturalists, walkers, cyclists, sailors and
those who just want to relax surrounded by the finer, quieter things in life.
Less than ten miles to the west is Burnham Market and slightly
further to the east is the market town of Holt . . . both famous these
days for their shopping, designer clothes, furniture, crafts, art and
places to eat and drink. Further along the coast there’s a chance to
see seals swim and bask on the sandbanks off Blakeney Point.
Wells itself has not one but two miniature railways: one to take you
the mile from the town to the beach while the other runs for almost
five miles inland to the famous Roman Catholic shrine and
pilgrimage centre at Little Walsingham.
Wells is also only 26 miles from Royal Sandringham, while further to
the south west the industrial and commercial centre of King’s Lynn offers a train service
into central London in around 100 minutes. The university city of Cambridge is about
an hour and half away by car and from there the M11 motorway provides quick and easy
access to London Airport Stansted and on into the capital itself.
The 'fine city' of Norwich is less than an hour's drive away to the
south east and is the cultural and political capital of the county. It is famous for
its cathedrals, theatre, university, nightlife and as a regional media centre, not to
mention Norwich City Football Club and Delia Smith!
There is a fast-growing regional airport offering regular services to
other major UK cities and to international hubs such as Amsterdam
Airport Schiphol.
