Our lettings Options Explained

At Sowerbys we understand the importance of looking after your investments getting the best return, hassle free. Our Landlords have the confidence that we find tenants for their properties who will treat them as if they were their own home. Providing this peace of mind comes naturally to us and we would like to extend this to you too. You have the right to market your property with more than 1 agent at a time, so if you don’t want to de-instruct your current agents, why not market your property with us as well?

We put the Landlord at the heart of our business – that’s why by taking the time to listen and understand your requirements we can offer a bespoke lettings package tailored to your needs. Whether you require us to find a tenant or a more comprehensive management service, our knowledgeable and dedicated lettings team are able to assist.

Full Management

Providing an ongoing service, in addition to the letting process, we will become a central point of contact for your tenant. We will co-ordinate all rental payments and undertake any repairs required to the property during the tenancy, crediting your account and providing a monthly statement detailing all costs.

Throughout the tenancy, we will conduct regular property inspections, ensuring your tenant is looking after everything. Towards the end of the rental contract, we will work with you to renew the Agreement or remarket your property ensuring a seamless service.

At the end of the tenancy we will deal with the release of the deposit and negotiate any dilapidations ensuring that this sometimes fractious process is handled professionally and efficiently. Suitable for new or overseas landlords, or anyone who prefers not to be involved with the day-to-day tasks of letting, Sowerbys’ full management service provides peace of mind and ensures that renting your property is a stress-free experience.

Tenant Find Service

Using this service, we will advise on the likely rental income for your property. We will then market your property and co-ordinate viewing appointments with prospective tenants. Once a tenant wishes to rent your property, we will undertake references and, if successful, prepare the legal paperwork relating to the tenancy.

If required, Sowerbys can arrange an inventory and schedule of condition at the property. We will collect the first month’s rent and deposit, crediting this to your account, less our fee. At this point, rent collection, property maintenance and contact with the tenant will become your responsibility. This type of service is best suited to landlords who are experienced and have the knowledge and time to ensure their rental property continues to meet legal requirements.

Rent Collection Service

Using this service, we will advise on the likely rental income for your property. We will then market your property and co-ordinate viewing appointments with prospective tenants. Once a tenant wishes to rent your property, we will undertake references and, if successful, prepare the legal paperwork relating to the tenancy. We will collect the first month’s rent and deposit, crediting this to your account, less our fees. At this point, property maintenance and contact with the tenant regarding this will become your responsibility, however Sowerbys will manage the day to day financial accounts, the Tenants will pay their rent to Sowerbys via standing order, we will credit this to your lettings account and forward the monies to your chosen bank account. Should your tenant fall into arrears, Sowerbys will guide you in the retrieval of monies owed.

Standard Fees

Full management

60% of the first month rent (set up cost) plus 12% of the monthly rent 

Rent collection

60% of the first month rent (set up cost) plus 7.2% of the monthly rent

Tenant find only

100% of the first months rent (single payment)
