1.Chicken and the Egg
Some movers find it preferable to only begin viewing properties after a buyer is secured on their own home, but this stalls the market. Potential movers may feel less comfortable viewing homes in the early stages of their own sale, but the advantages of doing this must not be overlooked. The market needs property buyers and sellers, whatever their circumstances, to come together in order for deals to be agreed. Registering interest early and looking at properties should not be seen as something to delay.
2.Knowledge is King
Too many Sales Negotiators remain based in the office and never visit the properties they are selling. This should be a minimum requirement of the service offered, the knowledge gained from seeing the property first hand is crucial. Conveying accurate information with confidence is central to keeping a purchaser engaged and increasing probability of a sale. Some agents send a Valuer on the first appointment and the vendor never sees anyone from the agency again. I always make certain I visit every property for sale within my office.
3.Timing, Timing, Timing
Easter, autumn – when is best to sell? The answer is, in most cases, anytime! The traditional property market seasons are out of date. The reality is that a great many genuine buyers will need to move any time of year and these buyers are frequently frustrated by a lack of supply in the market.
4.Meeting and Greeting
Believe it or not there are still some agents out there who do not regularly attend viewings, leaving their client to show potential purchasers around. There are many reasons to use an agent; understanding a purchaser’s requirements, collecting the right feedback for a vendor, using experience to gain valuable information from a viewing and helping guide a viewer are essential elements to the sale process. I make it my point to offer to accompany any viewings booked through Sowerbys.
5.Caring and Sharing
The structure of an Independent multi office agent can be dramatically different to some corporate agents. Being Independent, Sowerbys share a database of buyers and properties, effectively providing 7 offices marketing your property. This is quite different to some other business structures who are constrained by area boundaries. Likewise, team based commissions against individual commissions encourage a positive environment, and a transparent honest sales team all working together.
6.Service with a smile
Estate Agency is as much about the people as it is property. I hear of movers hounded by forceful agents or frustrated buyers sent the wrong properties by agents who do not listen.
