Out with the old and in with the new. Despite it being the coldest month of the year with long nights and frosty mornings, January is almost always a busy one for property sales and is primarily buoyed along by what we always refer to as ‘the New Year’s Resolution Market.’ It is now a fact that, year on year, two of the busiest days for internet traffic on Rightmove, and our own website, are Boxing Day and New Year’s Day. So much that we now take a sweepstake on how many people go online on either day!
So strong is the traffic that us wily estate agents often hold back December’s new instructions and launch them on either of these days, specifically because we know that is when buyers will have had enough of their visiting family and seasonal cheer and will instead be hidden away in front of their tablets thinking of warmer times to come and planning the purchase of their summer retreat. It is not only the internet that has a New Year trend, we also know that those buyers who look during this supposedly quieter month are the most serious.
So, although the telephones may not be ringing off the hook as they often do during the spring and summer, the quality of the buyers who have wrapped up warm to go out and view properties this month is considerably higher and it is rare that a viewing tour in January does not result in an offer and a sale.
So what are the predictions for 2019?
I shan’t mention the elephant in the room as I do not think it or its fall out later in the year will have any tangible effect on North Norfolk property sales, as the fundamentals that underpin our market will remain constant come what (Theresa) May! Our buyer’s almost always have a deeply emotive and often nostalgic love of this county and its coast and it is this that draws them back here time and again, and it will continue to do so. With the memories of last summer’s glorious weather still fresh in their minds, and hopes for the same again this year, I strongly believe that 2019 will be another great year for us all.
