As has been widely reported by my colleagues and competitors around the county, the market is constantly improving as we move through 2014. Nowhere is this more relevant than in mid-Norfolk, where our Dereham branch have been registering new applicants at a rate not seen since 2007.
As the appeal of the North Norfolk Coast has steadily filtered further south, villages to the north of Dereham such as Brisley, Colkirk, Gressenhall and Great Ryburgh have all become popular to the out of area buyer; offering beautiful rural scenery for retirement or holiday use at great value for money.
There are larger villages, like Mattishall, North Elmham and Necton which offer a healthy range of amenities; alternatively, there are picturesque hamlets like Worthing, Godwick and Westfield, to name but a few. For many of those retiring to the area, the community spirit displayed throughout these villages (which are predominantly owned by full time residents) has proved appealing.
For re-locating families, the area is well served for reputable schools, with moving into Reepham and Litcham catchment areas high on the list of priorities, not to mention the two Dereham high schools.
The majority of non-local applicants that I have spoken to are often leaving family behind elsewhere in the UK. Therefore, reasonable transport links in order to regularly visit the grandchildren are vital. The area to the south and east of Dereham caters for this market, whether heading back in to Norwich for the airport or train station, or joining up with the A11.
There is the added bonus of day to day convenience. For instance, from North Elmham you can either be parked up and ready for a days shopping at Chapelfied, or launching your boat at Blakeney within 40 minutes. Likewise, the amount of families with work commitments in both Kings Lynn and Norwich make villages close to the A47, such as the Dunhams, Fransham and Sporle, highly sought after.
To those who consider a sea view or a certain postcode to be their main or only search criteria, mid-Norfolk may not be the area for them. However, for a buyer prepared make the odd compromise, to be open minded and appreciate good value, it just might be.
