The difference between something good and something great is..
…attention to detail! First impressions are important when marketing your property and quality photography of your home will grab the attention of buyers. This will in turn increase its exposure via web portals, magazines and local advertising.
At Sowerbys we use all of the cutting edge tools available to us to promote a property, but also understand the importance of keeping the traditional tools too. We are one of the very few agents who produce a completely bespoke brochure for every single property we market.
A well-conceived and well-designed property brochure can really boost the effectiveness of marketing, speeding up the buyer’s journey from enquiry to purchase. It is all well and good having these amazing tools to hand, however if your home is not well-presented, a detailed brochure with many photographs will not do your home justice.
Part of my role at Sowerbys includes creating property brochures which I thoroughly enjoy, however in the past there have been some instances where the property was not in the best state to photograph so it did not reflect well in the brochure.
There are a few things you should consider prior to your agent photographing your property. Although you may think your property is clean and clutter free, there are often things that the camera may pick up which can divert the purchaser’s attention away from the stunning features of the room. A vase of fresh flowers can add a splash of colour to a room and is a great finishing touch for your photos, open all curtains and blinds to allow natural light to flood in and switch on any lights and lamps – it will give your property a warm, cosy feel. Similarly, lighting a fire makes for amazing photographs! Make sure all beds are freshly made and pillows are plumped, any washing up is cleared away from the sink, hide from view any cleaning products and toiletries and my favourite – remove any bins and vehicles from the front of your home. It won’t hurt to have a freshly cut lawn either! You know what attracted you to your property when you first viewed it, so imagine yourself viewing your property again for the very first time and what would make you want to put in an offer.
At Sowerbys, once the photographs have been taken, we will create a fully bespoke brochure with original photography, full details, floorplans and aerial photography where necessary.
