Benefits of buying a new home

Published: 16/07/2020

As new homes and developments are a large part of what we do at Sowerbys, we thought we would share with you just some of the benefits of buying a new build property, along with showing you some we have on the market that are available to move into now.

Deals/Incentives
Sometimes when buying a new build, the developers will offer special deals such as covering the cost of your stamp duty or fitting the property with new carpets. They also offer the opportunity for you to use schemes such as the Government’s Help to Buy and the shared ownership option, perfect for first-time buyers trying to get onto the property ladder.

Design
Quite often if you buy a new home off-plan, you may have the opportunity to have a say in the design or layout of the property, such as which fittings you would like or what colour kitchen units.

Chain Free
As the buyer of a new build property, you will of course be the first owner, giving you the advantage that there will be no chain of buyers, which can often be one of the main stresses of buying a house.

Energy Efficiency

New homes are built to a high standard, which means they must adhere to minimum standards for energy efficiency. This is worth bearing in mind as with ever increasing energy costs, this could save you money in the long term as the house will be cheaper to run and reduce your household carbon footprint.

Safety
Similarly new build homes are built to strict safety standards too, meaning that they have to utilise the latest fire-resistant materials and certain rooms must have windows which open large enough to allow people to escape if ever necessary.

Security

For those who want further peace of mind, new homes often come with higher levels of security. For example, most builders will pre-wire for a burglar alarm and some even fit them as standard. This can help bring down the cost of your buildings and contents insurance.

Structural Warranty
New homes come with a 10-year warranty which will protect you from any major structural defects to your property.

Unpack and go

A new home is a total blank canvas ready for you to put your own mark on! It will have fresh paintwork, tiling, kitchens and bathrooms, meaning there should be nothing you need to do to it, simply unpack your belongings and start enjoying your new home.
