The resounding answer to that in our opinion is do it now! In previous years, November is when the property market begins to quieten down and people turn their thoughts to the festive season and put thoughts of moving on hold until January, but, as we all know, this year is not a normal year. There is still a huge pent up demand and the property market is unseasonably busy. The stamp duty holiday currently offered by the government is due to finish at the end of March 2021, so buyers are at their most active right now. With local authority searches taking longer than usual and solicitors being busier than ever, people are very keen to commit to a purchase within the next few weeks to try and ensure completion before the end of March.

We have over 15,000 people registered with us who are very actively looking for their next home. The mild weather, coupled with fantastic borrowing rates along with the end of the aforementioned stamp duty holiday set to end means we are currently seeing a very different market to the norm.

That said, we have noticed during the current 4 week lockdown that viewing numbers have of course dropped. However, many of our properties have films, so this cuts down on the number of physical viewings that are taking place. What we are seeing is that after viewing online, second viewing numbers are very healthy, so it is definitely quality over quantity when it comes to viewings at the moment.

Following the strictest of guidelines we are still very able to come and conduct a free market appraisal of your home and give you our honest advice on value and saleability. If you would prefer, we can conduct market appraisals virtually using Zoom, Facetime or a platform of your choice. These are proving very effective.

Probably the most important thing, but often overlooked, is what happens when an offer is agreed. Getting an acceptable offer is just the very first step and it is after this the hard work really starts, yet it is where many agents stop work and therefore sales are more likely to fall through.  Our success rate of getting sales through to completion is very good, but, we are always looking to try and improve our offering.
