What does 2021 hold for the Norfolk property market?

In 2020 at Sowerbys we sold 38% more properties than the previous 12 months. 2020 was a year unlike any other and one that saw an unprecedented number of people completely re-evaluate their lives and the way they lived them. Once restrictions were lifted in June, this resulted in an incredibly buoyant market, which continued throughout 2020 and the appetite to move has continued to be strong so far this year, despite the current national lockdown.

2020 proved to be a fantastic market for sellers with us achieving 98.9% of the asking price for our clients. This is coupled with a 13% increase in the average sale price.

Much of our success last year was due to having a dedicated after sales team. Agreeing a sale is just the first step, but with our highly experienced team working 100% on progressing sales and the chains they were in, we were able to turn the highest ever number of agreed sales into completions in a stress free and timely manner.

The pandemic has seen people want to move for many reasons - some to be closer to amenities, others wanted to be nearer the countryside or by the coast. There has been a huge surge in people relocating from London and other cities to live the more rural, outdoor life that Norfolk offers.

The new year has seen us continue to register record numbers of applicants and despite the new tougher restrictions, this is continuing to bring more enquiries from people looking to move within Norfolk or relocate to the area.

Many of our properties already have films, meaning people can virtually view initially, ensuring only genuine viewers attend in person. We are also in the process of filming many more of our homes over the next few weeks to allow as many properties as possible to be viewed in this way.

We have worked hard to ensure that our whole business is very Covid secure and that every house visit is conducted with the strictest of measures in place. With that in mind we are still able to carry out property valuations and conduct viewings.

There is no doubt this is a difficult time for everyone, but we will ensure we conduct ourselves safely and continue to offer a smooth and professional service.
