Located in the heart of the village and yet having almost complete privacy, this is a beautifully presented three bedroom holiday home with wonderful westerly views over meadow land. Aveling Lodge was built 15 years ago by the current owner for himself and having had free choice for its location it is clear why he chose this particularly discreet spot that enjoys privacy, takes maximum advantage of the natural light and enjoys views over open meadowland. The attention to detail on the finish inside is equally evident with its sleek granite kitchen worksurfaces, solid oak wood floor and underfloor heating. Downstairs the living and entertaining space flows together to provide an extremely sociable and family friendly atmosphere with French doors opening out onto the west facing covered patio. There are three large double bedrooms, one on the ground floor with separate shower room and the other two upstairs. The master bedroom suite has an en-suite shower room as well as French doors leading out onto a wonderful west facing covered roof terrace, perfect for watching the sun set over the village. Outside the garden is mostly laid to lawn with a further patioed area to the rear with built in pizza oven and there is ample gravelled parking to the front for up to four cars. In all this is the perfect family holiday home and would also make an ideal holiday rental investment as other homes in The Meadows have proven to be.
THURSFORD Thursford is a small rural village tucked away between Fakenham and the North Norfolk Coast. The village has a church, a public house, garage and Thai restaurant. Fakenham is a short drive away and it has a cinema and supermarkets, a busy Thursday street market and a monthly Farmers Market. The Georgian market town of Holt is only eight miles away with a wide range of shops, boutiques and eateries, amenities and Gresham's School. It's also the home to the famous Thursford Collection of steam engines and old funfair rides. The North Norfolk Coast with its long sandy beaches and salt marshes are also nearby.

"I am writing to express our appreciation of the standard of service we received from the staff in your Holt office. We originally chose Sowerbys to market our property because we were impressed by the quality of advertising in the press, in the office and online. We realised from the outset that ours was a niche property and consequently would be unlikely to achieve a quick sale, but throughout the process we were very pleased with the support we were given by Paul and the rest of the Holt staff. There were, at all times, professional, friendly and courteous which made selling our house much less stressful than it might otherwise have been. I would like to make particular mention of Rachel and Lydia with whom we had most contact - they were always very supportive and are a credit to your agency. In view of our experience with Sowerbys, we wouldn't hesitate to recommend them to others. We will visit Norfolk from time to time and will maintain contact with your Holt office as we have come to regard the staff there as friends. Yours faithfully Jay and Lyn Hall"
