The Green, Ingoldisthorpe, King's Lynn, Norfolk, PE31

Sold

Land Sold

SERVICED PLOT of land with full Planning Permission (April 2019) to build your own bespoke home.
Each plot will be provided 'Ready to Build' with all the required utilities and private gravel access drive.

THE DESIGN Designed by award-winning architects Project Orange, so there is no need to employ an architect to come up with designs.
These designs take influences from the traditional Norfolk vernacular buildings of the area, which are juxtaposed with modern details, materials and windows. All combined to create light-filled, eco-friendly, contemporary homes. The houses enjoy generous living spaces, designed to interlink with the large gardens and the beautiful views beyond.

THE GREEN The Green is located in a prominent location within the village, and formed part of Ingoldisthorpe Hall (Mount Amelia) estate.

The houses have been arranged to take advantage of the views of the Estate parkland, the large natural pond and the Green, which will be planted with indigenous species, including Oak, Scots Pine, Alder and Weeping Willow. The houses to the South have gardens that look through a mature pine belt to the parkland beyond. The proposed planting of new pine trees to the North of these houses and around the pond will imply a natural extension of the Estate park.

PLOT 7 A detached four/five bedroom home of 2,594 sq. ft. set over three floors and occupying the largest plot. The generous open plan kitchen, dining and living area opens to the terrace seating area, and the ground floor is completed by the utility room, WC and study/bedroom five. The three bedrooms on the first floor are served by a master en-suite and family bathroom, and the generous fourth bedroom and its en-suite occupy the top floor. Parking for 3 cars to the front and South facing garden to the rear, with views to Ingoldisthorpe Hall park through the mature pines at the end of the garden.

CHOICE AND SAVINGS - Customisable designs via a design code and flexible interiors for those who either prefer open plan living or more contained spaces. Different window arrangements have been included, as well as a selection of local exterior materials; red or black clay pantiles, timber cladding, local carstone and Norfolk red brick.
- Build: you will have full control of who builds your home and how it is built. We provide a profiled shortlist of possible build options to include local contractors and specialist manufacturers, or you can use your own or build yourself.
- Savings: buying your plot direct from the landowner, and cutting out an intermediary developer, creates many advantages and savings. You can reclaim VAT on your labour and material costs and stamp duty is charged on the cost of the land rather than the value of the finished home. As you are specifying the fixtures and fittings, you can create a more energy-efficient home, which will be cheaper to run.

INGOLDISTHORPE Ingoldisthorpe is a small quiet village between the busier villages of Snettisham and Dersingham on the Wash coast, north of King's Lynn. There is a village church - St Michaels, a good primary school, sports and social club, and a village hall where a range of classes and events are held. There are good shops in both Snettisham and Dersingham. King's Lynn is around ten miles away, and has supermarkets and a wider range of amenities, as well as a main line link to London King's Cross - approx 1h 40min - via Cambridge. Ingoldisthorpe is just two miles from the Royal Sandringham Estate, and the beautiful North Norfolk coastline is only a short drive away.
