5 Bedroom House For Sale
Situated in the beautiful little North Norfolk hamlet of Burnham Overy Town, The Coach House occupies the southern part of this iconic watermill complex and yet retains almost complete privacy. The original mill dates back to the reign of King George II and was one of only two mills in Norfolk to utilise both wind and water right up until the 1950s. Thereafter it fell into disuse until 1996 when the current owners of The Coach House bought the entire property and began the conversion into what it is today. As the name would suggest this property was originally The Coach House to the Mill House however it was substantially extended to incorporate The Dove Cote and further outbuildings into the wonderful home it is today. Inside the property has a perfect blend of period features with more modern styles. From the central entrance hall the substantial family kitchen and dining room lead through to the drawing room and snug beyond, all ideally arranged for entertaining as well as family living. In addition to all this there is a delightful west facing garden room that leads out onto the lawns as well as the extremely useful additions of a boot room, a utility room and the kitchen essential of a walk-in pantry. Almost all of the accommodation is in the southern half of the property with four double bedroom suites, whilst the master bedroom suite is quietly located at the other end of the house and on the first floor with lovely views over the paddock. Outside there is substantial gravelled parking to the front of the house along with a double garage.
Whilst the entire plot represents almost nine acres it is, in fact, extremely manageable and considerably lower maintenance than some properties a fraction of this size. There are about three acres of post and rail paddock land that has been let out for grazing sheep for many years and could continue to be so. However, for anyone wishing to keep horses, it would obviously be ideal for use as an equestrian area as there is ample space for a stable block and m鮡ge should one wish. The lawned garden, that leads down to the river and along its bank, is of a proportionate size to a five bedroom house and takes a little over an hour to mow, whilst the remainder of the demesne is given over to the River Burn, the mill pond, an island and the far bank, all of which very much take care of themselves. The island is reached by a small footbridge and with its summer house it makes for a very pretty 'Swallows and Amazons' setting!
BURNHAM OVERY TOWN Burnham Overy Town is between Burnham Market, 0.09 of a mile to the west, and Holkham, three miles to the east, Burnham Thorpe, the birthplace of Nelson, is a mile to the southeast. King's Lynn is 20 miles away with mainline access to Cambridge and London and Norwich is 30 miles away with its international gateway via Schiphol. Historically Burnham Overy had been the port for the surrounding villages of the Burnhams. Both Overy Town and Overy Staithe lie on the River Burn. and until the end of the Middle Ages trading ships were able to reach the village of Burnham Overy Town. Whenever a ship arrived a gong would be sounded at the top of Gong Lane. This alerted the farm workers to unload the incoming goods. Perhaps the town's most famous resident was Richard Woodget. He first went to sea in coasters plying the waters off the east coast of England. In 1885 he was appointed captain of the Cutty Sark. He made several record breaking journeys between the UK and Australia. The village has a fine church originally built in the 13th century. There are no shops but Burnham Market is on the doorstep.
