Dilldash Lane, Great Snoring, Fakenham, Norfolk, NR21

3 Bedroom Cottage Sold

'Gable End' has all the hallmarks of a period cottage set on a generous plot. The deceptively spacious property is Grade II listed and is currently used as a holiday cottage, largely by its family owners and as a means of income. It is located in the popular conservation village of Great Snoring and is but fifteen minutes from the seaside town of Wells-next-the-Sea

The entrance lobby incorporates a downstairs WC and washbasin, plus an adjacent, useful, built-in cupboard. The kitchen has been modernised with the use of shaker style units and a pamment tiled floor. The first reception room is used as a dining room with parquet flooring and the first of two inglenook style fireplaces with pamment tiled raised hearth and bressummer beam as well as a bespoke cupboard and shelving to recess. All set under the characteristic beams of this pretty cottage. The second reception room is used as a comfortable sitting room. You can imagine cosy nights in by the fireside of the second inglenook style fireplace which houses an open fire, whilst in the summertime, the dual French style doors lead nicely into the rear garden. Onto the first floor landing and its three bedrooms; the principal bedroom boasts a run of built-in wardrobes. There are beams and exposed timbers to this floor, plus a three-piece en-suite bathroom with roll-top bath and a separate three-piece shower room. Dormer windows add to the character of the cottage on this floor, overlooking the rear garden.

Outside, the property is approached via its timber double gates to the part walled, shingled driveway with ample space for at least two vehicles, leading to the single garage. There is a useful brick-built garden store attached to the main residence. The garden is enclosed by fencing and is mainly lawned for ease of maintenance. It should be noted that the generous gardens have the scope for the addition of a studio/garden room/office (subject to relevant planning permissions) which would be ideal for anyone needing to work from home. Beyond the single gate is the open-air swimming pool, with a cover and decked area. This feature has been much used and enjoyed through the summer of 2020. The property is offered for sale with no upward chain and should be viewed to fully appreciate its character and proximity to the coast.

GREAT SNORING Great Snoring is, surprisingly, smaller than Little Snoring, its near neighbour. The origin of the name is Saxon and is Snarringes. The old Manor House was sold in 1611 to Lord Chief Justice Richardson and the ex-owner, Sir Ralph Shelton, is said to have claimed he could 'Sleep without Snoring!'. Shops and pubs are in Little Snoring. The wonderful Thursford Collection, which includes steam engines, organs and funfair rides, is nearby. There are concerts there regularly. The village itself is quiet and unspoilt.

COUNCIL TAX Band to be re-assessed after sale (currently paying business rates).

SERVICES CONNECTED Mains electricity, water and drainage and oil fired central heating.

ENERGY EFFICIENCY RATING An Energy Performance Certificate is not required for this property due to it being Grade II listed.
