££425,000 Guide

3 Bedroom Cottage Under Offer

With wonderful coastal views to the front and an absolutely delightful and private south facing garden to the rear that backs onto open farmland, Orchard Cottage is situated in an simply idyllic location. The house is entered from the garden side and on the ground floor the cottage is split between a large kitchen dining room on one side and a reception room on the other, upstairs there are three double bedrooms and a family bathroom so the property is currently very well balanced. The property has been let for many years and is now in need of complete refurbishment throughout, however, given the size of the garden along with the external buildings, there is obvious potential (subject to the usual planning consents) to increase the size of this cottage substantially.

TITCHWELL Titchwell is a small coastal hamlet on the A149 coast road between the two hugely popular villages of Brancaster and Thornham. It's in the centre of the North West Norfolk Conservation Area and has great views across the flooded marshes and reed beds. Titchwell has one of the finest RSPB bird reserves in Great Britain. It covers 515 acres and you can see dunlin, ruffs, ringed plovers, kingfishers, godwits, curlews and several types of terns. You may even be lucky enough to see and hear a bittern or see a marsh harrier 'sky dancing'. There are two hotels - Titchwell Manor and Briarfields both, with good restaurants. There's an excellent beach, and the church of St Mary the Virgin with an 11th century round tower built with local flints. Burnham Market is nearby, with its village green surrounded by 18th century houses, shops, designer boutiques and, of course, The Hoste Arms, one of the most popular places to eat and drink in Norfolk.
