Fakenham Road, South Creake, Fakenham, Norfolk, NR21

Sold

2 Bedroom Cottage Sold

With delightful views over the village green, this is an attractive, substantial and traditional looking brick and flint Norfolk cottage. The property is semi- detached and although there is a nominal front door onto the street, the principal entrance is through a porch to the rear. On entering the house it is immediately apparent that the internal rooms are offset to each other with the kitchen/dining room at the rear staggered to the reception room at the front. What also becomes apparent is that the property is completely unmodernised. The same arrangement can be found upstairs with the two large double bedrooms being offset and a bathroom off the landing. The cottage had been used for many years as a much loved holiday home but unfortunately, as a result of a burst water pipe, was subject to water damage in the rear bedroom and the kitchen below. This has now been fully rectified, all water damage has been removed and the property is now dry. The cottage now has a number of stripped back red brick walls which could be made features of but there are no kitchen units in place.

Outside and to the rear is one off street parking space but given that there is ample on street parking to the front this could be paved and then double up as an easy to maintain patio garden.

Often dated and tired properties are marketed using the cliché of a "blank canvas" but in this instance it is a fully appropriate description! However, and subject to the usual consents, there is huge potential to transform this larger than usual cottage into something really special with a great deal of the hard work already done. Taking out old units, stripping back plasterwork and exposing beams to recreate that period character is hard and dirty work that has already been done for you in this cottage.

SOUTH CREAKE South Creake is a very popular rural village with a pretty village green through which the River Burn runs. There is a homegrown fruit and vegetable stall, a children's play area, tennis courts and fishing lakes. The village has a vibrant community and the busy village hall is home to many events. South Creake is about five miles from the village of Burnham Market, where there is a range of amenities including doctors' and dental surgeries, primary school and post office, an abundance of small village shops including butcher, fresh fish shop, beauty and hair salon, bookshops, art galleries, a good wine merchant, Satchells, and a popular delicatessen, Humble Pie. Fakenham and Wells-next-the-Sea both have primary and secondary schools. South Creake is perfectly positioned for the beautiful North Norfolk Coast with its long sandy beaches, walks and wildlife.
