££895,000 Guide

4 Bedroom Cottage For Sale

Church Farm Cottage is a beautifully presented detached period cottage set centrally in just under half an acre of gardens (STMS). Originally two cottages it is now a wonderfully proportioned and well balanced home with an abundance of period features.

On the ground floor the living and entertaining space is divided almost equally between a substantial kitchen dining room on one side and an equally large reception room on the other. The kitchen dining room is a generous space and feels much like a full size farmhouse kitchen. It has exposed beams over, a pamment tiled floor and a delightful inglenook fireplace but this period charm is balanced perfectly with a practical and attractive shaker style kitchen, plus it has the added benefit of a separate walk in pantry and utility room. On the other side is an equally large reception room with matching exposed beams, and both downstairs rooms are triple aspect and as such are flooded with natural light. Upstairs there are three double bedroom suites, two (including the principal bedroom) are accessed via the staircase leading off the kitchen, whilst the third has its own staircase from the reception room making it an ideal guest bedroom.

Outside, and separate to the main house, is a very large brick annexe with an en-suite shower room. This offers an abundance of flexibility, it can be a fourth guest bedroom suite for multi-generational guests, and currently has a fold-down king size bed fitted to the wall. However, it could also be used as studio or workspace, or it could easily be a stand alone holiday let or Airbnb rental.
The garden is completely enclosed and with the gates shut is also dog safe; there is ample off street gravelled parking for several cars and the lawned garden wraps around the cottage and features fruit trees such as peach, apple and plum.

In addition there is current planning consent to extend the cottage out to the east and create a further two double bedroom self-contained flat which can operate as a second stand alone annexe, a granny flat or additional guest accommodation should it be required.

Church Farm Cottage is idyllically located with delightful views south over All Saints Church and rolling countryside beyond, it has been a much loved home for the current owner and could continue to be so, alternatively it would also make a beautiful and flexible holiday let investment.

BIRCHAM NEWTON The village of Bircham lies on the border of the Sandringham Estate, about 7 miles from the north Norfolk coast and comprises of three parishes:- Great Bircham, Bircham Tofts and Bircham Newton. Great Bircham has a good farm shop with deli, a church, St Mary's and the Kings Head Hotel with award winning restaurant. There is also a fully restored windmill, considered to be the only working windmill in this part of the county, where visitors can climb five floors up to the fan stage and on windy days, can see the sails and milling machinery turning and admire the view. The mill also has a bakery, tea room, gift shop, small children's farm and cycle hire centre. Bircham Newton has a small, private trout fishing lake and the Church of All Saints, one of the smallest in the county, with no porch, few windows and Victorian box pews. Nelson's daughter Horatia married Philip Ward, who was the rector and brought up a large family at Church Farm. Bircham Tofts is recorded in the Domesday book as Stoftstan, referring to its stony soil and merged with Bircham Newton in 1719. The closest train station is at King's Lynn providing direct rail links to Cambridge and London King's Cross.
