It isn't too often, that when you walk into a property you get the sense of stepping back in time, that you see a property as it was at construction, and it is rarer still when the house dates back as far as the late 16th century. Clearly inspired by European architecture, the architect has included tall windows that flood the rooms with natural light.
Unsurprisingly for a house of this age it has been used for different purposes over the years. It was run as a public house for a short time in the late 1990s, when its name was changed from Casey's Court to Catesby Court. A few years later, the property was run as a boutique interiors shop and in its time, the generous south facing private walled garden with its gate onto Staithe Street, has seen use as a beer garden and later as an outdoor cafe attached to the interiors shop.
Positioned slightly back from the quay and approached by a shingle driveway, we arrive at the front door of Catesby Court, stepping into the entrance hall, and find the original pamment tiled flooring. Bisecting the house, the entrance hall displays the first glimpse of the incredible original panelling that is a feature throughout the entire house.
Taking in the features in the formal dining room; the wood panelling, wide floorboards, large timber framed sash windows complete with shutters, and the magnificent open fireplace; conjures up images of wonderful Christmas dinners with the fire roaring, the table laden with food and family and friends all sitting around sharing stories. The sitting room adjacent to it is a cosy room with a log burner set in a brick-built fireplace with large wooden mantel.
The impressive drawing room has hosted many gatherings over its lifetime, and it's the perfect setting. With a wonderful balance between the sense of space and light due to the large sash windows, and the grandeur of the wooden panelling and ornate cornicing, the room draws you in, inviting you to sit down by the fire a while.
Once upon a time the bar for the public house, the garden room still includes the wooden window seats and the steps up to the 'secret beer garden' - now a wonderfully private garden which is perfect for outdoor entertaining. The second cellar is located under the garden room.
At the end of the entrance hall is the kitchen, with its original pamments on the floor and country style kitchen units. The cellar adjacent to the kitchen is currently used as a wine cellar. A door leading out to the east facing courtyard garden makes it a favourite spot for the current owners to have their morning coffee. There is a boot room and two separate WCs.
On the first floor there are three double bedrooms, the primary suite having a dressing room, a wonderfully luxurious en-suite bathroom with large walk-in shower, and access to the study. The rooms also boast many period features that are throughout the property, however the wide original floorboards in the principal bedroom have to be the real highlight. Two further large double bedrooms on this floor each have their own private en-suite.
On the second floor there are six rooms accessed by three separate staircases. There is a shower room to one wing and a bathroom to the other and, subject to the relevant consents this space could easily be converted into extra accommodation if one wishes.
Outside and to the front there is parking space for several cars on the shingle driveway, a formal box hedge garden and a private terraced sitting area. To the rear is a good sized south facing terraced garden with separate entrance onto Staithe Street.

Traditional butcher Arthur Howell is the place locals go to for high quality meat, and you might be lucky enough to bag some freshly caught fish straight off the boat, on the harbour wall. The Real Ale Shop at nearby Branthill Farm is a must for craft beer drinkers.
Alternatively treat yourself to a delicious meal at The Globe Inn or Crown Hotel overlooking the green, or push the proverbial boat out and head to Michelin-starred Morston Hall. For a simpler, yet equally quintessential Wells experience, share a box of fish and chips from French's on the harbour wall and watch the sun slowly set over the water.
