2 Bedroom Cottage For Sale

A quintessential, double fronted detached cottage, 'Brick Cottage' is nestled in the heart of a pretty north Norfolk village and perfectly placed to embrace the heritage coastline.

This fine, turn of the century cottage boasts a handsome facade with mellow red brick elevations set under a traditional pantile roof. The double fronted fa硤e is dressed with four symmetrical windows and a centred brick porch to create a classic looking cottage.

Thanks to an extensive and meticulous renovation and extension project in recent years the cottage now offers exquisitely presented accommodation throughout whilst retaining all of its period charm and appeal. One of the stand-out details of Brick Cottage are the stained-glass feature windows, which appear sporadically throughout the property.

Modern elements, features and specification have been carefully integrated into the property and include double glazing throughout, modern oil-fired heating system, luxurious bathrooms and a timeless 'Shaker' style kitchen.

A clever rear extension, that seamlessly integrates what was once a period outbuilding, has taken the accommodation close to 1,000 sq. ft., set over two floors and immaculately presented throughout.

A front porch with ornate, arched brick dressings open into a spacious living room. This delightful room has stone tiled floors and an attractive fireplace with wood burning stove. The current owners have made the most of their space here and have converted the space under the stairs to a little, yet practical, office. Off the living room is a utility space.

A central hall bridges the living and the kitchen area and provides a very versatile second entrance that provides cloaks and boot room options. Off the hall is a well-appointed bathroom.

The kitchen/dining room is a wonderful space that is filled with natural light thanks to a triple aspect, two skylight windows and bi-folding doors onto a courtyard garden area. This open plan space is perfect for entertaining with ample dining space and a 'Shaker' style fitted kitchen that incorporates a suite of appliances and a breakfast bar peninsular.

Off the kitchen, a predominantly glazed corridor provides vistas and access over the outside space and links neatly to a flexible bedroom. This charming room was formerly a period outbuilding and retains a wealth of charm including a vaulted and beamed ceiling.

The entire first floor of the cottage is dedicated to a wonderful principal bedroom with en-suite. This striking room features an impressive vaulted and beamed ceiling that rises elegantly to the roof apex and creates an immense feeling of space and grandeur. An en-suite bathroom resides to one side and creates the perfect balance of two bedrooms and two independent bathrooms.

Outside, the refinement continues with neatly landscaped gardens to front and rear. The front, courtyard garden is enclosed by attractive flint walls and a private driveway to one side provides off road parking.

The rear garden is cleverly split into two areas with a walled terrace garden off the kitchen/dining room plus a landscaped garden on the south east elevation that features a paved sun terrace, raised borders and a garden shed.

'Brick Cottage' is nestled in the heart of the north Norfolk village of Bodham. A traditional village that is perfectly placed to enjoy the coastline and local towns such as Holt, Sheringham and Cromer.

Excellently positioned, Bodham is a north Norfolk village with great local facilities, including a traditional Norfolk village public house and direct bus services into Sheringham and Holt. It has a lovely community feel including local playing fields and a community centre. It features very easy access to Sheringham Country Park with great local walks and views, complemented by the local Weybourne steam train station a short walk away.

Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty. The town existed before the Norman invasion but was destroyed by fire in 1708. It had to be rebuilt and we're very lucky that the timing meant that the Georgian style was used. The main street is lined with colour-washed Georgian buildings, many of architectural importance. There are tea and coffee shops, lots of antique and curio shops, food shops and delicatessens, banks, independent shops and, of course, historic Gresham's School founded in 1555.

The north Norfolk coast at Blakeney is six miles away due north. There is good sailing, golf, bird-watching and many good beaches nearby. The North Norfolk Steam Railway has its terminus on the outskirts of the town and connects Holt with the seaside resort of Sheringham six miles away. The cathedral city of Norwich is just twenty-six miles distant. From Norwich there are direct trains to London Liverpool Street and Norwich Airport is a convenient worldwide gateway via Schiphol Airport.

SERVICES CONNECTED Mains electricity, water and drainage. Oil fired central heating.
