Is this really the time to sell?

Fri 04 Sep 2015

Estate Agents will always be keen to get as many new homes on the market as possible and will often say that  ‘now is a perfect time to sell’. Of course only you can decide how much you want or need to move.

Here at Sowerbys, we certainly think there are many reasons why now is a particularly good time to take the plunge and move. Here we have put together our top 10 reasons why we think that time is now!

For sale

1. TOO MANY APPLICANTS

We have the highest number of applicants registered with our 7 Norfolk offices than we have since 2007. So, even with the advent of all property being at people’s fingertips as soon as it comes to market via Rightmove, more people are choosing to register directly with us, than ever before. There are too many applicants and not enough properties.

2. ACHIEVING BETTER PRICES

As an Agency we have a track record for achieving the very best price for properties we sell and the last 6 months has seen many properties achieve the asking price and in some cases above the asking price. A trend which hasn’t been in play for a number of years.

3. ATTENTION TO YOU.

Our entire ethos is built on looking after every single client we come in contact with. Agreeing a sale is just the beginning; the strength of a good agent is looking after that sale, moving things along and seeing it though to a successful completion as timely as possible.

4. KNOWING OUR STUFF

It’s not easy to sell a property when you haven’t seen it. We are one of the few agents who guarantee that members of our sales teams are made available come to come and view your property when it comes to market. How can we expect to sell it otherwise?

5. SPEED IS OF THE ESSENCE

We guarantee to have your property on the market with a fully bespoke brochure and live on our website and all the major property sites within 48 hours.

6. ACCOMPANIED VIEWINGS

We will always show prospective purchasers around your property. It works – it gives them the freedom to ask frank questions  and for us to be able to answer them. It also gives us the opportuntity to share ideas and help overcome any concerns which helps result in successful offers being agreed.

7. MULTI LISTING

Our sales teams don’t work off individual commissions. This means every single sales person in the office is working towards the same goal - to sell your property for the best possible price and to look after it, and you through to completion. Your property is listed with the local office but also fully marketed from our Norwich city centre office and our other 6 Norfolk offices meaning you only pay one fee, but truly benefit from multi-office listing. This includes promotion via our Park Lane, London office if required.

8. VIEWING FEEDBACK

Immediate feedback on viewings. There is nothing more frustrating than knowing someone has been to look at your home and not knowing what they thought.

9. IT’S FREE

It’s completely free to list your property with us. We charge absolutely nothing up front. You only pay us a pre agreed, competitive fee on completion of the sale. Free, really means free – we produce a fully bespoke brochure, include all newspaper advertising, online advertising with the major web portals to include Rightmove, Zoopla and Prime Location, filming when required, basically EVERYTHING!

10. MORE FOR LESS

We really do offer more – if your property needs it, in order to reach the right market, we have plenty of strings to our bow to include fully presented film, aerial photography and film, bespoke eshots, national and local advertising and PR, video brochures which are mini iPad style brochures to show the full film of your property and completely free use of our Norwich client lounge with full concierge service.

If there is anything else, we probably do that too, so for an informal chat or completely free, unpressurised free valuation, please get in touch on 01603 558153.

"From the initial valuation through to completion the service and support has been phenomenal. Moving is especially difficult but Lex dealt with every detail and kept me informed at every stage often speaking with the other parties involved to keep everyone moving forward. I am very pleased with the speed at which I was able to sell my property on the first viewing and appreciate the dedication from Lex to ensure the sale completed."
