Norfolk Spring property market momentum hits - and why
Sowerbys Estate Agents experienced its best sales month in four years, sale agreeing £56M worth of property in March; we look at why the Norfolk property market is at its most active in several years.
The last time the estate agent saw sales like this was August 2022 - which was an unusual pandemic market place. While spring is traditionally a busy time in the property market, this year across Norfolk there are signs of something more than just seasonal momentum.
It’s a reminder that despite the wider economic and political backdrop, buyers are still making confident decisions about where and how they want to live.
From coastal cottages to countryside homes and market town properties, demand continues to come from both local movers and buyers relocating from further afield.
And perhaps more than ever, the appeal of Norfolk itself is playing a central role.
Market momentum builds in 2026
Despite news surrounding interest rate movements to global economic headlines, what we are seeing locally across Norfolk tells a more nuanced story.
For many buyers, the decision to move is ultimately about lifestyle and long-term quality of life rather than short-term news cycles.
Group Sales Director, Will Lightfoot, said: “We’re seeing real momentum in the Norfolk market this spring.
"Interestingly, in March we saw an average of just over nine viewings for every sale agreed. That’s relatively low by historic standards and suggests buyers are approaching the market in a more focused and considered way. Rather than large numbers of casual viewings, we’re seeing committed buyers who know what they’re looking for and are ready to move when the right property comes to market.
"While the wider news cycle can often create uncertainty, many buyers have reached a point where they simply want to move forward with their plans.
“Norfolk offers something genuinely special, space, community, coastline and countryside, and that lifestyle continues to attract people who want to make the most of where they live.”
A lifestyle choice
One of the defining characteristics of the Norfolk market is that buyers are often drawn here for lifestyle reasons first, property second.
From morning walks along the North Norfolk coast to village pubs, farmers’ markets and countryside living, the area offers something increasingly valued by buyers looking to step away from the pace of city life.
For those relocating from London and the South East in particular, Norfolk represents the opportunity to rebalance how and where they live.
That lifestyle appeal has long been part of the county’s draw, but in recent years it has become an even stronger motivator.
This renewed activity is visible across Norfolk, including in some of the county’s most sought-after locations.
At Sowerbys Burnham Market branch the level of agreed sales seen in a single month has not occurred for several years.
Local director, Spencer Cushing said: “The last time we saw this level of activity in one month was five years ago, during the pandemic market when the stamp duty holiday created an extraordinary surge in demand.
“That makes what we’re seeing now particularly interesting, because it’s happening against a very different backdrop.”
In other words, the momentum being seen today is not being driven by tax incentives or temporary market stimuli, but by genuine buyer demand.
Will Lightfoot added: “After several years of economic headlines, interest rate changes and wider global uncertainty, many buyers appear to have reached a point where they are simply ready to move forward with their plans.
“For some, that means relocating to Norfolk permanently. For others, it means finding a home that better reflects how they want to live, closer to the coast, countryside or community.
“And when the right property comes to market, interest remains strong.”
