We are seeking a confident, driven and customer-focused Lettings Specialist or Senior Lettings Specialist to join our busy and successful team.
This is an exciting opportunity for someone who thrives in a fast-paced environment, enjoys building strong client relationships and is passionate about delivering an exceptional service to both landlords and tenants.
As a key member of our Lettings department, you will play an important role in managing the lettings journey from initial enquiry through to tenancy commencement, ensuring a seamless and professional experience for all parties.
The role also offers the opportunity to support the continued growth of the business through landlord engagement, rental valuations and winning new instructions.
The role
This is a full-time position, offering a competitive salary with performance-related bonuses and incentives.
Key responsibilities
- Manage the lettings process from applicant enquiry through to move-in
- Conduct property viewings and secure tenancy agreements
- Negotiate offers between landlords and prospective tenants
- Register applicants and match them with suitable properties
- Progress references, tenancy documentation and compliance requirements
- Liaise with landlords, tenants, contractors and internal departments
- Provide outstanding customer service and build long-term client relationships
- Assist with property management matters where required
- Carry out rental valuations and meet with prospective and existing landlords
- Advise landlords on current market conditions, rental values and lettings strategies
- Identify opportunities to win new instructions and support portfolio growth
- Develop strong landlord relationships to encourage repeat business and referrals
- Support the wider team with day-to-day administration and accurate record keeping
What we’re looking for
- Previous residential lettings experience is essential
- Experience in property management and a strong understanding of tenancy processes
- Confidence conducting rental valuations and building relationships with landlords
- Excellent communication, negotiation and interpersonal skills
- Strong organisational skills and attention to detail
- The ability to manage multiple priorities and work effectively under pressure
- A proactive, professional and customer-focused approach
- Good working knowledge of current lettings legislation and compliance requirements
- A commercial mindset with the ability to identify and secure new business opportunities
- Full UK driving licence and access to your own vehicle for business use

We are looking for a reliable and professional Self-employed Viewing Representative to support our busy Hunstanton office with accompanied property viewings across the local area.
This is a flexible, freelance opportunity, ideal for someone who enjoys meeting people, has excellent local knowledge and is looking to work around other commitments while representing one of Norfolk’s leading estate agencies.
The role
You will be responsible for accompanying prospective buyers on property viewings, providing a warm and professional experience while representing the Sowerbys brand to the highest standard.
This role is primarily:
- Monday to Friday on an ad hoc basis
- Some Saturdays required
- Flexible self-employed arrangement
Key responsibilities
- Conduct accompanied property viewings
- Welcome and engage with prospective buyers professionally
- Confidently discuss property features and local amenities
- Provide detailed feedback following appointments
- Liaise closely with the office sales team
- Ensure properties are presented professionally during visits
- Represent Sowerbys in a polished and personable manner
What we’re looking for
- Excellent communication and interpersonal skills
- Professional appearance and manner
- Strong local knowledge of Hunstanton and surrounding villages
- Reliable, organised and self-motivated
- Comfortable working independently
- Full UK driving licence and own insured vehicle essential

Max left the corporate world of Estate Agency in '94 and started Sowerbys because he wanted to make sure every client received a first class service.
He was quickly joined by business partner Lloyd Sandy, and the two of them have built the company and its reputation to where it sits today.
