Congratulations! You've had an offer accepted. Now the important jobs begin to get you ready to move into your new home.

It can feel like there's suddenly a lot to organise when you find your dream new home, but by breaking down the tasks into small steps there is no reason to feel overwhelmed.

Here is our simple 'to do' list to keep you on track:
 

Secure a mortgage:

If you haven't already secured a mortgage, now is the time to do so, whether you are a first-time buyer or have a home to sell. 

A mortgage consultant will help you secure the best possible deal for your personal circumstances.

We work closely with Broadland Consultants; the team will guide you through the entire mortgage application process to get things processed efficiently and conveniently for your individual needs.
 

 


Talk to your solicitor:

A solicitor will deal with all the paperwork involved in your purchase, including managing essential requirements such as your 'searches' which have to be carried out by the relevant local authority.

We strongly advise using a locally based solicitor. In our experience, this makes for a more timely and smooth transaction. We have an excellent panel of local solicitors we recommend based on their exceptional customer service and knowledge of buying a home in Norfolk.

Schedule a home inspection:

This is important to identify any potential issues with the home before finalising the purchase.

Arrange for any inspections to take place. Your solicitor can help advise on these.
 



Sell your home:

If you have a property to sell, you'll want to get this on the market promptly. Use our quick valuation tool to find out what your property is worth, or call your local branch to chat with one of our property valuers. 

If your home is already for sale, notify your agent of your offer being accepted. 

At Sowerbys, we'll work with our in-house marketing team to ensure your property is being seen by the right people across a variety of print and digital marketing channels. We'll continuously review our marketing strategy to get your property sold. 




Exchange contracts:

Your solicitor will draw up final papers to be signed and you commit to the purchase.

Set a completion date:

Work with your estate agent, the seller, and your solicitor to set a completion date that works for everyone involved. 


Arrange for a final walkthrough:

Before completing, you'll want to conduct a final walkthrough of the property to ensure everything is in order.





Transfer utilities and services:

Make arrangements to transfer utilities and services to your new home, such as electricity, gas, water, phone lines, and internet.


Change your address:

Update your address with the post office, as well as with anyone else who needs to know your new address; this includes banks, credit card companies, and subscription services, car insurance, the DVLA, your gym, even your store cards and loyalty accounts. Don’t forget your council tax and your internet provider too.





Plan your move:

It's time to get packing!

Arrange a removal company. Book this for the date of your move as soon as you know your completion date.

Organise children and animals!

Some people choose for children and pets to stay with friends or family for the move. 

This takes added stress off your hands while you get things packed up, relocated and unloaded!





Purchase homeowner's insurance:

Make sure you have homeowner's insurance in place before closing on your new home.

Completion day:

It's time to get your keys!

On the day of the move, there are a couple of important tasks:
 

  • Don’t forget your meter readings. Make sure you take note of all meter readings so you only get charged the right amount.

  • Keep cleaning products in a separate box. Keep these with you in the car or van so you can clean straight away if needed.

  • Call any utility companies. Do this if you have new providers.

  • Unpack the kettle and radio first! Make a cup of tea and then make your bed so you have something to look forward to!
