From the Expert: More than just a brochure hero

When a home comes to market, the brochure is one of the first opportunities to tell its story. Behind every page is a process of bringing together photography, property details and, importantly, the seller’s own experience of the place they call home.

A big part of my role is creating brochures for the homes we market, making sure each one feels engaging and shows the property at its very best.

For me, it’s really important that sellers feel part of that process. It’s their home, and often somewhere they have spent many happy years, so I want them to feel comfortable sharing their thoughts, suggesting changes and helping us shape how it is presented.

At the same time, part of my role is using my experience to guide that process and offer an expert opinion on what makes a strong property listing. It’s about finding the right balance between reflecting what matters to the seller and making sure the brochure presents their home in the most engaging and effective way.

One of my favourite parts of putting a brochure together is getting to know what the seller loves about their home. Those personal details can make such a difference, helping me understand what makes the property special and allowing me to create something which feels personal and captures the home in the way the seller sees it.

There’s also plenty that happens behind the scenes. I keep in touch with sellers throughout the marketing process, help get our lettings properties ready to go live and take on lots of different jobs which help keep everything moving smoothly.

Sometimes that also means helping people visualise the possibilities of a home. If a property is empty, we can use virtual staging to show how a room could feel when furnished, while small image edits can help make sure the photography reflects the home at its best.

One of the things I enjoy most about my role is the variety. I get to work with lots of different people, homes and stories, and no two days ever feel quite the same.

I’m also very lucky to be part of such a supportive team. We’re a lovely bunch, and if someone is stuck or needs a second opinion, there is always somebody willing to help.

I think that warmth carries through into the way we work with our sellers too. Ultimately, we want them to feel listened to, involved and happy with how their home is being presented from the very beginning.
