- Savings: buying your plot direct from the landowner, and cutting out an intermediary developer, creates many advantages and savings. You can reclaim VAT on your labour and material costs and stamp duty is charged on the cost of the land rather than the value of the finished home. As you are specifying the fixtures and fittings, you can create a more energy-efficient home, which will be cheaper to run.
