Tenancy Application
Refundable holding deposit (to reserve a property): Capped at no more than 1 weeks rent
Should the landlord or tenant no longer be able to proceed the holding deposit will be refunded within 7 days in accordance with the Tenant Fee Act 2019. The holding deposit may be retained on the basis of failed right to rent checks, misleading information provided or prolonged delays in completing the necessary paperwork in the correct timeframe.
Refundable Tenancy Deposit: Capped at 5 weeks rent where annual rent is less than £50,000 per annum or 6 weeks for rents over £50,000 per annum
Alternative deposit (Flatfair): fee set at 1 weeks rent plus vat
Potential Tenancy Chargers
Tenancy amendment fee: £50 inc VAT
Charged for any amendment necessary that alters the obligations within the tenancy agreement

Early Termination of Tenancy Fee: This fee will be the total cost of the landlords reletting charges typically 1 months rent inc VAT, Inventory, check in and out costs £150 inc VAT and the rent due until a new tenant moves in to the property in question.
Late payment of rent (14 days in arrears): Fee payable at 3% above the Bank of England base rate for each day the payment has been outstanding.
Lost Key Fee: £25 inc VAT plus the cost price of keys or fob replaced
